ALL OWNERS MUST SIGN A WRITTEN LIMITED SERVICE LISTING AGREEMENT TO BE LISTED ON THE MLS & REALTOR.COM/ZILLOW/TRULIA,ETC.

ALL OWNERS MUST PROVIDE A SELLING BROKER COMMISSION OF SOME AMOUNT OR PERCENTAGE.

THE OWNER NAME ON THE LISTING AGREEMENT MUST MATCH THE TAX RECORDS, OR DEED. IF THERE ARE ANY RED FLAGS, PLEASE BE PREPARED TO PROVE OWNERSHIP.

Welcome! This is Reese Freyer your MLS partner with Property Systems of the SE. Your flat fee web portal has assigned and linked you and me to work on the sale of your property.

I have been active in real estate since 1988, and my system has closed, processed, and analyzed over 7,000.00 properties to date in GA, TN, FL, SC, and AL. We have worked in all the states that touch GA. We are based out of Atlanta, Georgia, and your arrangement with my firm and me, is a flat fee listing broker MLS Partner with no listing commission.

Before proceeding, please remember these items:

1. PRICE - The listing price is the most important part of this process. An over priced property will not sell.

2. OFFER - You cannot sell unless you receive an offer that is accepted between the buyer and seller. Offers will not be presented by anyone if # 1 is too high.

3. MLS AKA MULTIPLE LISTING SERVICES – An owner needs to place their property in as many systems as possible for maximum exposure. Think of it as fishing with a net vs. one fishing line.

4. MONTHLY CARRYING COSTS - What does it cost to own your property every 30 days? Include principal, interest, taxes, insurance, utilities, internet, yard, all bills and expenses, etc. You need to know this figure before you go on the market. This is for your information when you have to make a decision. It costs me $_______________ every 30 days to live in this property. If your property sits for 4 months with no activity, what is 4 X your monthly cost? I bet it is probably close to a price reduction, which will generate an offer. You need to decide when to take action on your property and make decisions to enhance the marketing.

5. DEFAULT OR ADVERSE SITUATION - Are you behind in payments, or is there a life changing event on the horizon? Please let me know if this is a default situation so we can speed up the process.

6. BY OWNER WITH AN MLS PARTNER MEANS BY OWNER WITH AN MLS PARTNER - You are the owner of the property and saving commission for serving as your own representative. We are here to assist, but the majority of the work will be done by you. Think of yourself as a train, and you need to go across a mountain. It is better for you to borrow my train tracks one time instead of building your own. Many people have what I call the Wal-Mart Customer Service Syndrome. I have a problem, and want to walk up to a desk, complain, and have you fix my problem instantly. The key point is instantly. Selling a property is not that way. You have emotions of many people, multiple vendors and decision makers. The bottom line is you want to sell, and someone wants to buy. Let's work together to get it done without drama and with mutual respect.

7. REFERRALS - I will ask you for to refer buyers and sellers. If you are happy, you will refer people to us.

COMMUNICATION - I must communicate in writing on your property and it will be via e mail. I like to create specific e mails for specific tasks so we can keep track of all progress and have a paper trail.

INITIAL INFORMATION - Your initial information has been submitted and received by my office and your property has been changed to "Showcase Status" internally. We are on a short time frame, so please check out what we need to proceed. I am asking for 22 minutes of time, so I can begin work on your property. These are all listed in different stages.

DOCUMENTS - Before you begin, you will want to find the legal description of your property so it is handy, along with square footage, county taxes, etc.

ADMINISTRATIVE ITEMS COMING TO YOU SOON – There are some other stages you will need to review along with administrative items to be completed before your property can be listed in the MLS.  Check the web site for other stages to complete.
